About Us - Agency Services

In addition to, or instead of, utilising our consultancy service as and when you wish, let us act on your behalf and deal with the headache of accounting for your Service Charge expenditure and recovery under the terms of a management contract.

 

The accounting service includes:-

  • maintaining a register of Leaseholders' names, their address for service, etc.
  • consulting your Leaseholders, if you wish, about your proposed Service Charge Budget.
  • posting of charges as and when they fall due
  • preparation and issue of any Interim and year-end Balancing Service Charge demands with prescribed content and notices
  • preparation and issue of "Insurance Rent Demands" (If the Leases require Insurance Costs to be recovered as a seperate Rent)
  • receipting, banking and appropriating of payments received to outstanding charges
  • regular bank reconciliations
  • the holding of Client Money in accordance with FSA Client Money Rules
  • the holding of Service Charge 'in trust'
  • issuing reminders
  • issuing Leaseholder Statements
  • defraying approved Service Charge expenditure from the requisite Service Charge Trust Fund
  • preparation and issue of year-end Service Charge Statements
  • dealing with enquiries concerning the Service Charge
  • if required, arranging for the Service Charge to be reported upon by an independent Chartered Accountant
